How to Purchase a Modular Building

The purchase of any modular building does not have to be a complicated process. The buying or leasing transaction is actually pretty simple.

Where to start

A call to an estimator or a project manager at a supplier can get the “ball rolling” on your modular building purchase. They will ask you about what the application will be for your structure, whether as an urgent care center, classroom, temporary business location, etc. Providing the size of structure required and any specialized needs is also important at this point. This starting point will also determine, through discussion, if a modular building is the appropriate type of structure for your requirements.

The next step

Once initial conversation has been completed the modular building supplier should develop the building specifications that are recommended. A rough floor plan or a sketch is all that is needed at this point. Further consideration should now be given to the electrical requirements, and cabling and window placements.

Proposal

Once the specification details are known they should be put together in proposal for. If you are working with an integrated dealer manufacturer and their project manager then a building estimate needs to be made in order to provide you with a quote. Normally, the dealer will secure quotes from one or even several manufacturers and decide which one is the best to present to you.

Agreement

Once you have decided that the proposal meets your needs then a down payment is usually in order to start the project. A project manager will then visit the project site so that the proper engineering documents can be developed. These documents will specify the exact specifications needed for construction. The documentation is then developed in-house by the manufacturer or an outside engineering firm.

Construction

One all the engineering documentation has been reviewed by inspectors the actual construction phase can commence in the factory. If the structure is 5,000 square feet expect a maximum of three days for completion at the plant. Rapid construction is one of the hallmarks of modular buildings. Weather is not a factor because pre-assembly is conducted indoors. Inspectors will analyze all finished modules before they are shipped to a work site. In most instances the building modules will have tires and an axle attached for ease of shipment.

Delivery

A modular building may be ready within a week of when you order it , however, it can take a few weeks before the proper permitting documentation can be issued. Once the permits are secured the foundation can be laid and the building modules shipped and installed. A contractor can be hired to both build the foundation and complete construction of the modular structure.
