The Professional Buying Guide for Modular Buildings

There are a lot of consumers and companies taking advantage of the purchase of a modular building to meet their housing requirements inexpensively and in a quick fashion. There are a number of modular buildings available on the domestic market today. This guide has been compiled to give you as much information about the basic construction, benefits, and advantages of modular buildings.   

The categories of modular buildings

There are two main styles of modular construction available. These are modular buildings and mobile offices. The use of the  term “modular construction” is also known as “prefabricated construction.” Mobile offices are typically pre-manufactured stock structures that are normally used by construction companies for temporary space while at a work site. In contrast, modular buildings are manufactured to the purchaser’s exact specifications.

Modular building specifications

Regardless of the type of modular construction utilized fabrication of the structure will take place in a factory using  conventional production techniques. The structure is not built in one, unitized piece. Instead it is broken down into symmetrical modules that are easily shipped and then put together at the work site to make a whole structure. Module size ranges can vary from anywhere as much as eighteen feet to as little as ten feet in width. The length can be up to seventy six feet for each module or as little as thirty-six feet.

Modular buildings are unique as close to 90% of the structure is constructed at the factory. Each individual section or module is rigged with wiring, carpeting, ceilings and walls. Once the modular sections are at the worksite they are then assembled to form one unitized and seamless structure.

What modular buildings are used for

The overwhelming majority of modular buildings are made up of one or two modules and are single story. Most range in square footage of between 1,000 and 2,000 square feet. However, some specialized applications see modular buildings up to four floors high and containing thousands of useable square feet.
