The Look and Purposes of Modular Buildings
There are any number of applications that a modular building can be used for, much like any conventional structure. However, the purposes of these structures are usually very specialized.
Applications
Modular buildings enjoy favored status for applications such as emergency medical clinics, laboratory facilities, and portable classrooms. Four key categories using modular construction include retail establishments, educational facilities, governmental agencies, as well as the healthcare field.
Pros and Cons
Conventional buildings can generally be suited to any design requirement. However, this is not true with modular construction. Modular buildings are subject to constraints on the style of design. Because these buildings are shipped by truck there are height limitations imposed. Conventional construction will allow for nine to ten feet of ceiling height in most instances. Modular construction is limited to eight feet of ceiling height. Where warehousing or enclosed riding arenas are involved, or any application requiring higher ceilings, steel building s are recommended in lieu of modular construction.
Finishes
There are any number of finishes that can be applied to a modular building exterior. These include, but are not limited to, stucco, aggregate, brick, wood, and steel. Modular structures are also fully customizable to include doors, windows, and a variety of roof treatments. A number of options are also available for interior finishing.
Anchoring
Not unlike traditional construction modular buildings can be set above the ground or flush to ground level. A pit-set foundation is required if you choose to have the entrance to the building flush with the ground. If you are going to utilize a below ground level foundation a soils expert should be consulted to find out if the conditions are favorable for building. There will need to be appropriate steps and ramps installed if the structure is placed on an above-ground foundation.
What’s new
A current trend is the popularity of modular buildings that are permanent structures. This approach requires less factory fabrication but more work site construction.
