Modular Building Buying Tips
It is important to note some essential factors when looking to either purchase or lease a modular structure.
Construction
Determine whether the company you are using will be handling the construction themselves or hiring a third party. This is important in guaranteeing the type of performance you are expecting.
Reputation
If you are intending to work with an integrated modular building manufacturer investigate how long they have been in business along with the experience of the end-users. Make sure that the company has a history of overcoming any obstacles and towards insuring a smooth construction flow for their clients.
Dealer check
If you are using a dealer ask them which manufacturer that they represent and what the quality of their product is.
Contract
No modular building purchase should be considered unless there is a an entire set of specifications and it is agreed contractually as to who is responsible for what. A part of the contract should specify that if substitutions are made in materials that they are of equal or greater quality then the original parts.
The builder
A builder’s reputation is also important. Inspect examples of a modular builder’s work before committing to their services. Make sure the builder has lots of experience with the size and type of structure you want.
Quality control
Find out what methods of inspection are implemented during production of your structure to avoid problems with deficiencies once the building is delivered.
Leasing
Finally, if you have chosen to lease, get photos of the building and inquire about age and any refurbishments.
