The Positives and Negatives of Modular Construction

Before purchasing any modular building the use of the structure along with the design should be carefully considered. Let us also examine some of the positives and negatives of modular construction.

Construction Time

One of the main reasons that modular construction is seen in a favorable light by companies and consumers is the quick construction time. A modular construction project of 6,000 square feet may take as little as seven weeks to complete. This same size building using conventional construction may take well over six months to complete. The recapture of revenue and paying of overhead costs happens quicker with modular construction.

Expense

Modular construction is simply less costly than traditional methods. A typical urgent care center built conventionally will typically cost between one hundred and one hundred and thirty dollars a square foot. Modular buildings can be built for about half that price. Certainly options and accessories have a lot to do with the final construction costs but modular buildings are almost always cheaper than conventional structures of the same size.

Mobility

Modular buildings that are prefabricated can be moved to other sites. This is certainly advantageous to those businesses or companies that require mobility. This can have substantial cost savings for the owners.    

Taxes

Modular buildings can also be eligible for tax savings. Leasing of a modular structure can be a tax advantage versus purchasing. Additionally, if you choose to purchase a modular building there can be lucrative depreciation factors that may work in your favor. The amortization schedule for most buildings is usually over a period of thirty-five years. However, modular construction can qualify for an accelerated depreciation program of seven or twelve years which is very attractive to some buyers.  Any final decision as to the best tax plan for you should be done in consultation with an accountant.

Drawbacks

Some consumers look on a purchase of a modular building as a negative because of  the spartan design of the exterior and an interior that has a lack of ambiance. Typically the entrance is elevated and the ceilings low, not stylish features.  If you are looking for a customized structure with lots of architectural appointments then modular construction is not for you.

Some people are just more comfortable seeing a structure they purchase being built from scratch. Modular construction, although largely done at a factory and not at the work site, must and can meet all local building codes.
