End-User Responsibilities for Erection
In the previous section, we discussed the typical erection process and the responsibilities of the steel building erector. In this section we will discuss the responsibilities of the end-user in the erection phase of the project.
- Providing the Site Survey
As the end-user, it will be your responsibility to provide a site survey to the erector. The site survey must be current and certified by a registered surveyor. The site survey must be provided to the erector prior to the erection of the building. In addition, you will need to clearly mark property lines that need to be identified by the erector.
- Accessibility to Construction Site
Before the erector arrives at the construction site, you must be sure that the site is completely accessible by the erector. This means that the site must be cleaned and easily accessible by the erectors trucks and equipment. Any site preparation such as cutting down trees and other site work is your responsibility unless stated in the contract documents.
- Foundation and Anchor Bolt Settings
As the end-user, you will be responsible for making sure the foundation and anchor bolt settings are correct. If there are any problems with the foundation, you will be responsible for making sure corrections are made before the erection process begins. The erector is responsible for inspecting the foundation and anchor bolt setting before getting started with the erection of the building.
- Delays and Overtime Wages
When the erector bids on the project, the contract is figured on a forty-hour work week. The bid assumes that all of the necessary site preparations will be completed prior to beginning the erection process. If there are any delays because of lack of preparation, you will be responsible for paying overtime wages.
Be sure to consider your responsibilities before hiring an erector. If you must hire a company to prepare the construction site, you will want to take care of this first. It is a good idea to write a checklist of of your responsibilities and check each one off as they are completed. taking care of your responsibilities will help ensure that the erection phase of your project runs smoothly.
